The landlord must have working alarms in place at the start of every tenancy; tenants must replace batteries (in older replaceable-battery alarms) during the tenancy and must not disable alarms. Caravans, sleepouts and self-contained units count too.

Failing to meet smoke alarm obligations is an unlawful act under the Residential Tenancies Act, and the Tenancy Tribunal can award exemplary damages of up to $7,200.
