Ionisation alarms react fastest to flaming fires; photoelectric alarms react much faster to slow, smouldering, smoky fires — which is how most fatal house fires start, usually at night. Photoelectric can be 20 to 30 minutes quicker in those fires. That's why Fire and Emergency NZ recommends photoelectric, why rental rules require it for new alarms, and why it's all we install. Ionisation units also false-alarm on cooking constantly, which is how batteries end up on top of fridges.

The guidance we install to: one in every bedroom, one in the hallway serving the bedrooms, one in each living area, and at least one on every level. For a standard 3-bed single-level home that's a minimum of three, ideally five. It sounds like a lot until you price it against literally anything else you own that protects your family while you're asleep.

On the ceiling (smoke rises — walls are second-best), at least 30cm from any wall or corner, away from light fittings, and clear of the 'dead air' pocket where a wall meets the ceiling. Keep them 3 metres or so from kitchen and bathroom doorways to dodge steam and cooking false alarms. Sloped ceilings have their own rules — alarms go near the peak but not in the apex pocket. This is genuinely the part people get wrong most, and it's why placement is half our job.

Working alarms within 3 metres of every bedroom doorway, at least one on each level, and any new or replacement alarm must be long-life photoelectric or hardwired. Landlords must have working alarms at the start of every tenancy; tenants look after replaceable batteries during it and mustn't disable anything. Non-compliance risks exemplary damages up to $7,200. Yes — under the Building Code's F7 acceptable solution updated in late 2023, new residential builds need interconnected smoke alarms, and consented renovations often trigger the same requirement. When one alarm detects smoke, all of them sound. Details on our interconnected alarms page.

Cold air. The low-battery chirp triggers at a voltage threshold, and battery output drops slightly as the temperature falls — so the alarm tips over the line in the coldest small hours. If the unit's under 10 years old, a new battery ends it. Older than that, replace the unit. A sealed 10-year alarm makes the whole ritual extinct.

Battery-powered ones, legally, yes — and a DIY alarm beats an empty ceiling. What usually goes wrong is type and placement: the special-deal ionisation alarm mounted outside the kitchen that false-alarms until it's disabled. Hardwired 240V alarms are different — that's restricted electrical work and legally needs a registered electrician. Either way, our install prices are modest enough that most people who price it up just book us.

Ten years from manufacture — every type, every brand, no exceptions. The date's stamped on the back. The test button doesn't check the smoke sensor, so an ancient alarm can beep confidently while being useless at its one job.
